This significant fundraising effort saw the participation of marquee investors, including GIC, Blackrock, Aberdeen, Norges Bank, SBI Pension, and ICICI Prudential Life Insurance, highlighting robust investor confidence in the company's growth trajectory.
Launched on November 27, the QIP issue was priced at ₹2,595 per share—a 4.86% discount to the floor price of ₹2,727.44. Approximately 2.31 crore equity shares were allotted, resulting in an equity dilution of 7.68%. The issue closed on December 2, 2024, with demand surpassing the QIP size by four times, demonstrating substantial interest from both domestic and international institutional investors.
A Stronger Balance Sheet for Expansion
As a result of this capital infusion, Godrej Properties’ net worth surged by over 50%, significantly reducing its gearing ratio from 0.7:1 to below 0.2:1. This enhanced financial stability aligns with the company’s strategy to scale its operations, particularly in the burgeoning residential real estate market.
Pirojsha Godrej, Executive Chairperson of Godrej Properties, expressed gratitude towards investors for their support. He emphasized the company’s commitment to utilizing this capital prudently to further bolster its market presence, ensure margin expansion, and achieve sustainable growth.
Strong Growth Momentum
In recent years, Godrej Properties has achieved impressive growth in booking values, reporting 56% growth in FY 2022-23 and 84% growth in FY 2023-24. For the first half of FY 2024-25, sales bookings surged by 90%, underlining the company’s resilience and market leadership in the residential sector.
With a diversified portfolio across major urban centers such as Delhi-NCR, Mumbai Metropolitan Region (MMR), Pune, and Bengaluru, the company recently entered the Hyderabad market, further solidifying its national footprint.
Investor Confidence
The success of the QIP issue is a testament to investor confidence in the Indian real estate sector’s growth potential. The strong mix of participants, including sovereign wealth funds and life insurers, underscores the sector's appeal amidst a robust demand for residential plots and apartments.
Godrej Properties plans to leverage these funds to acquire land parcels, expand its project pipeline, and cater to the growing demand for high-quality housing solutions.
