The Indian office space leasing market witnessed a significant surge in demand in 2023, with gross leasing rising by 14% to a total of 66.4 million square feet across the country's top six cities, according to a Colliers India report. This growth underscores the resilience of the office space sector, with Grade A office space accounting for the majority of leased space, totaling 58.2 million square feet. The demand for quality office space remained robust, driven by key industries like technology, engineering, manufacturing, and financial services.

Bengaluru emerged as the frontrunner in office leasing growth, with a remarkable 39% increase in leasing activity, amounting to 21.7 million square feet, up from 15.6 million square feet in 2022. This surge is attributed to the city's strong technology sector and its status as a hub for startups and established companies. Hyderabad also saw impressive growth, with a 56% rise in leasing activity, reaching 12.5 million square feet. The city's expanding technology and engineering sectors played a pivotal role in this growth, alongside its appeal as a relatively affordable alternative to cities like Bengaluru and Mumbai.

In Mumbai, another major office space market, leasing activity grew by 43%, totaling 10 million square feet in 2023. The city's position as a financial and commercial center continued to attract demand from various sectors, especially financial services. Meanwhile, Pune recorded a modest growth of 4%, leasing 5.7 million square feet in 2023, reflecting its growing importance as a business hub for sectors like information technology and education.

However, not all regions saw similar growth. Chennai and Delhi-NCR experienced declines in office leasing activity in 2023. Chennai saw a 35% decline in leasing, with a total of 6.8 million square feet leased, reflecting challenges in the local economy and competition from other cities like Bengaluru and Hyderabad. Similarly, Delhi-NCR witnessed a 16% drop, with only 9.7 million square feet leased, possibly due to the shifting focus of businesses to more affordable or strategically located cities like Bengaluru and Hyderabad.

The report highlights that the demand for office space is primarily driven by technology firms, engineering and manufacturing companies, and financial services providers, which have been expanding their operations across these key cities. As companies continue to embrace hybrid working models, there is a growing demand for flexible office spaces, though traditional office leasing remains strong in certain regions.

The Indian office space market remains one of the most dynamic in Asia, with strong demand expected to continue in the coming years, particularly in cities like Bengaluru and Hyderabad. However, challenges such as supply chain issues, rising rents, and the impact of remote working trends may influence leasing trends in the future. As companies adapt to the changing landscape, the office space leasing sector will continue to play a crucial role in shaping India's commercial real estate market.
