Real Estate Investments in India Jump 31% in Q1 2025: Colliers Report

India’s real estate sector witnessed a sharp rise in investments, with institutional inflows reaching ₹11,090.30 crore ($1.3 billion) in Q1 2025, marking a 31% year-on-year (YoY) growth, according to Colliers India.

Domestic investors dominated the market, contributing ₹6,824.80 crore ($800 million), a 75% YoY increase. The office, residential, and warehousing sectors drove this surge, with investments in alternative assets like data centers and life sciences rising 238% YoY.

Sector-Wise Investment Trends

  • Office Real Estate: ₹4,222 crore ($495 million) inflows, with Hyderabad securing more than 50%.

  • Residential Investments: ₹2,431 crore ($285 million), a 195% YoY surge, driven by luxury housing demand.

  • Industrial & Warehousing: ₹2,448 crore ($287 million), up 73% YoY, fueled by manufacturing expansion.

  • Alternative Assets (Data Centers, Life Sciences): ₹614 crore ($72 million), up 238% YoY.

  • Retail Real Estate: Minimal investment, reflecting shifting investor preferences.
