Tesla India leases warehouse in Mumbai for ₹37.5 lakh per month

Tesla India has taken a significant step forward in its India expansion by leasing 24565 square feet of warehousing space at Lodha Logistics Park located in Kurla-West, Mumbai. The lease comes at a starting monthly rent of ₹37.53 lakh, as per registration documents reviewed by CRE Matrix, a real estate data analytics firm.

The warehousing space has been leased from Macrotech Developers Ltd, the firm behind the Lodha brand, which is developing the logistics park. The five-year lease commenced on June 1, 2025, and includes an annual rent escalation clause of 5 percent. Over the full lease term, the total rent outgo is expected to be approximately ₹24 crore.

Tesla India Motor & Energy Pvt Ltd, the local subsidiary of the global electric vehicle giant, has been steadily increasing its presence across Indian cities. This move is part of Tesla's strategic footprint in the country, which includes its corporate office in Pune, flagship showrooms planned in Bandra-Kurla Complex (BKC) and Delhi-NCR, and co-working spaces in BKC.

According to Abhishek Kiran Gupta, CEO of CRE Matrix, the lease deal is more than just a real-estate transaction. He stated that Tesla’s India entry is shaping up through a deliberate, multi-city rollout and this warehousing step is a clear signal of long-term intent.

Although Macrotech Developers, a publicly listed company, did not provide a comment on the lease, industry observers see this as a strong indicator of Tesla’s planned logistical and retail operations in India.

On the policy front, Union Heavy Industries Minister H. D. Kumaraswamy commented earlier this week that Tesla is currently not interested in manufacturing vehicles in India, but is keen on establishing a network of showrooms and service centres across the country. This aligns with Tesla’s incremental approach to entering emerging markets, starting with infrastructure for display and delivery before manufacturing commitments.

The location in Kurla-West, being in close proximity to Mumbai’s key transit and commercial corridors, offers Tesla a strategic advantage in terms of inventory management, vehicle pre-delivery inspection (PDI), and after-sales logistics.

This leasing deal follows a similar pattern observed in Tesla’s global expansions — first securing physical presence through offices and warehousing, followed by showrooms and service centres, and finally exploring local production based on market response and policy support.

The developments in India come at a time when demand for electric vehicles is rising, especially in urban metros where charging infrastructure is improving and state-level subsidies are becoming more prominent. While Tesla’s flagship models such as Model 3 and Model Y are awaited by enthusiasts, the firm’s focus currently appears to be on creating the necessary groundwork to support such future launches.

In terms of Tesla’s broader India strategy, leasing premium warehousing space in Mumbai adds a critical layer to its operational capabilities. It will likely act as a hub for storage, distribution, spare parts management, and other logistical functions essential for Tesla’s planned service model in the country.

With this deal, Tesla has now firmly positioned itself in India’s two major commercial hubs — Pune and Mumbai — and further expansions into Delhi-NCR and Bengaluru are expected in the coming months.

This calculated approach, focused on readiness rather than immediate product launch, suggests that Tesla is laying the groundwork for a full-scale entry, possibly tied to broader global supply chain planning and upcoming India-specific policies for electric vehicles.

If Tesla decides to eventually manufacture in India, these early real-estate and logistics moves will prove to be foundational. For now, this warehousing lease underscores a clear and steady push by Tesla to establish a robust operational network in India, keeping pace with the country’s growing EV ecosystem.
