India’s real estate market experienced a remarkable 88% YoY surge in investments during H2 FY24, reaching a total of Rs. 25,968 crore (US$ 3 billion), according to the Colliers’ Asia Pacific Investment Insights report. This growth has positioned India as a top-performing market in the Asia Pacific (APAC) region, driven by strong inflows into the office, industrial, and logistics sectors.

Robust Growth Across Key Segments

The office sector witnessed an extraordinary 571% growth in H2 FY24, attracting Rs. 12,465 crore (US$ 1.44 billion). This segment accounted for the largest share of the investment inflows, reflecting strong demand for Grade-A office spaces in prime locations. The industrial and logistics segment followed with a 58% increase in investments, reaching Rs. 7,193 crore (US$ 831 million), highlighting the growing importance of supply chain infrastructure and warehousing in India’s economy.

The residential segment attracted Rs. 4,354 crore (US$ 503 million), showcasing steady investor interest despite global economic headwinds. Meanwhile, the retail sector experienced a resurgence, with Rs. 900 crore (US$ 104 million) in inflows as consumer confidence rebounded and shopping malls experienced increased footfalls.

Institutional Investments Continue to Grow

Institutional investments in India’s real estate sector increased by 22% YoY, reaching Rs. 56,264 crore (US$ 6.5 billion). Notably, foreign investors accounted for 57% of total inflows, underscoring India’s attractiveness as a high-potential investment destination. Domestic investments also showed positive momentum, rising 8% YoY to Rs. 11,253 crore (US$ 1.3 billion), driven by increased participation from Indian institutional players and private equity firms.

Mumbai Leads with 50% of Total Inflows

Mumbai emerged as the top investment destination in India, attracting nearly 50% of total real estate investments in H2 FY24. The city’s dominance was primarily driven by demand for Grade-A office spaces and growing interest from institutional investors seeking stable and high-yielding assets. The Mumbai Metropolitan Region (MMR) remains a preferred choice for both domestic and international investors, given its robust infrastructure and strategic location.

Drivers of Investment Growth

The impressive growth in India’s real estate sector has been fueled by favourable economic conditions, easing monetary policies, and rising investor sentiment. Key factors contributing to this surge include:

  • Increased demand for office spaces due to the return of employees to physical workspaces post-pandemic.
  • Rising e-commerce activity driving growth in the industrial and logistics sector.
  • Government incentives for warehousing and logistics, creating an attractive investment environment.

High-Yield Segments Gaining Traction

Investment momentum is expected to remain strong in high-yield segments such as office, industrial, and warehousing spaces. Institutional investors are focusing on assets with stable rental yields and long-term growth potential, particularly in Grade-A office spaces, logistics hubs, and warehousing facilities. The steady growth in e-commerce and digital infrastructure is also contributing to the expansion of these segments.

Foreign Investment Remains Strong

India’s real estate sector continues to attract substantial foreign investment, with overseas players accounting for 57% of total inflows in FY24. Global investors are increasingly diversifying their portfolios by targeting high-growth sectors such as office, industrial, and residential real estate. The sustained interest from foreign institutional investors (FIIs) is expected to drive further growth in India’s real estate market.

Positive Outlook for 2025

The Colliers report anticipates continued investment momentum in 2025, supported by favorable macroeconomic conditions, easing inflationary pressures, and a positive policy environment. The Indian government’s commitment to infrastructure development and urbanization is likely to sustain investor confidence and drive growth in key real estate segments.

Challenges and Opportunities

While the growth trajectory remains strong, India’s real estate sector faces challenges such as rising construction costs, regulatory compliance, and land acquisition complexities. However, the sector’s ability to adapt to evolving market dynamics and embrace technological advancements presents significant opportunities for long-term growth.

Mumbai’s Dominance in Investment Landscape

Mumbai’s status as a financial hub and commercial powerhouse has made it the preferred choice for real estate investments. The city’s Grade-A office spaces, retail hubs, and residential projects continue to attract high-profile investors. As infrastructure projects such as the Mumbai Trans Harbour Link (MTHL) and metro expansion near completion, Mumbai’s investment potential is expected to increase further.

Future Trends in Indian Real Estate

  • Increased focus on sustainable and green buildings to meet ESG (Environmental, Social, and Governance) standards.
  • Rising demand for flexible office spaces catering to hybrid work models.
  • Growth in warehousing and logistics driven by e-commerce expansion.
  • Continued interest in high-yield segments from institutional investors.

Conclusion: Bright Prospects for India’s Real Estate Sector

India’s real estate sector is poised for continued growth and resilience in the coming years, supported by strong investor sentiment, policy support, and expanding infrastructure. With a positive outlook for 2025 and beyond, India is set to maintain its position as one of the top real estate investment destinations in the Asia Pacific region. The focus on high-yield segments, Grade-A office spaces, and logistics hubs will further strengthen India’s real estate market, ensuring sustained growth and long-term returns for investors.
